Comparing Reno’s Caughlin Ranch, Arrowcreek and Somersett Neighborhoods

For newcomers to Reno, I’m sharing a few differences among three of Reno’s most commonly looked-at neighborhoods in town. Caughlin Ranch, Somersett, and Arrowcreek are three master-planned communities in the area, each one offering unique amenities and a distinct lifestyle that make them popular choices to purchase in Reno. In this neighborhood spotlight, I’ll break down all the things that make them great places to call home, plus average sold listing prices and time spent on the market.

Caughlin Ranch

Located on the western edge of Reno, about a 15-minute drive to the California border and equal distance to downtown Reno, Caughlin Ranch spreads over 2,300 acres and comprises over 30 subdivisions. The community began more than 35 years ago and new homes continue to be built today. Caughlin is in a well-established part of town known for its scenic views of the surrounding mountains and valley. The neighborhood is also home to 3 parks, 26 ponds, 24 miles of stunning hiking trails, public tennis courts, and a private swim and fitness club. 

With its beautiful mountain views and peaceful atmosphere, Caughlin Ranch offers a tranquil and serene lifestyle. The neighborhood also boasts a strong sense of community, with regular events and activities for residents of all ages.

At time of writing, there are:

  • 5 active listings with a low list price of $750,000 and a high list price of $1,650,000
  • 9 houses pending
  • 18 houses sold in the past 8 months, with an average selling price per square foot of $338

Somersett

This luxury golf master community is located in northwest Reno, and aside from Verdi (which has both California and Nevada sides), is the closest master development to the California border. It’s a sprawling community with multiple subdivisions built by well-known national builders, and it takes full advantage of the surrounding mountain views. Like Caughlin Ranch, there are homes currently under construction and the variety of subdivisions within span back into the early 2000s. 

Somersett is known for its spacious custom homes, many of which are situated on large lots with great views and outdoor entertaining areas. The community also offers multiple miles of walking trails, along with two golf courses. Somersett residents enjoy access to a beautiful private clubhouse and a large fitness center, and the adjacent town center is home to several shops and restaurants. Among Somersett’s multiple neighborhoods is Del Webb, a dedicated development for residents 55 and older, which is home to its own clubhouse and amenities. The community is also known for its beautiful landscaping and well-maintained streets, giving residents a sense of pride and ownership. Directions are often given by one of the six roundabouts that direct traffic flow through the development. 

According to compass.com, Somersett has seen 24 houses sold in the past 6 months, with an average price per square foot of $321.

Arrowcreek

Arrowcreek is a gated community located further south and much closer to Mt. Rose in the hills of the Carson Mountain Range. There are a total of 1,082 lots, some of which, like Caughlin Ranch and Somersett, are still being built. Arrowcreek is known for its two golf courses, the Legend Course, designed by Aronld Palmer, and the Challenge Course, both of which offer stunning views of the surrounding landscape. The neighborhood also offers multiple parks and walking trails, including the popular Arrowcreek and Whites Creek Trails.

In addition to its golf courses and outdoor recreation opportunities, Arrowcreek also offers several community events and activities throughout the year, including holiday parties, summer concerts, and movie nights. The recently remodeled Club at Arrowcreek that has quickly become a favorite wedding venue. The development is also conveniently located near Reno’s private Catholic high school, Bishop Manogue.

Arrowcreek is a paradise for outdoor enthusiasts, offering miles of hiking and biking trails, as well as access to world-class skiing and snowboarding in the winter months. The community is just 25 minutes from Lake Tahoe’s Incline Village. It’s also just a short drive from downtown Reno, giving residents the best of both worlds when it comes to city and country living.

Data gathered from Compass.com reveals this data over the past year:

  • 8 houses sold
  • On average, these houses spent 75 days on the market
  • The average sold listing price was $1,076,250, which translates to a per sq. ft. price of $458

The Bottom Line

Caughlin Ranch, Somersett, and Arrowcreek may all be planned communities, but each one is distinct in its location and benefits and demographics. Of course, there are many more options in a variety of price points and non-homeowner association neighborhoods to choose from in Reno. Keep in mind, however, that due to the cost and logistics of pulling services to formerly undeveloped areas, master-planned communities with their attached HOAs are more the norm than the exception here. If you need more information on these or any other neighborhoods in Reno, you know where to find me.
